Independent Eyes I: Work In Progress

For a fee of 150 levs (inclusive of travel), payable in advance, we will make a thorough technical inspection visit to your property. We will look in detail at all aspects of the work in progress, taking photographs of all works completed or ongoing and of those parts of the property where work has not yet commenced. We will examine in especial detail any parts of the project that you have told us are a particular concern to you. We will send you a full written report (average length seven pages excluding photographs) within seven days of our visit commenting on all technical and aesthetic aspects of the work in progress. If you wish we will give you our opinion on the viability of any deadlines or timescales that you may have set or been given by your builders. Your report will be accompanied by all photographs taken during the inspection visit. All we ask of you is that you arrange our access to the property and that you advise your builders/agents that we will be coming on your behalf, without specifying a date or time.

Independent Eyes II: Remote Viewing

For a fee of 150 levs (inclusive of travel), payable in advance, we will make a viewing trip on your behalf to the property that you specify. Using as a starting point the estate agent’s description of the property for sale and what you tell us about what you are looking for, we will provide you with a frank and factual report describing the property itself, the disposition of rooms, any land and outbuildings, the view, the basic location, the town/village and region, local amenities and any building/development work that is visibly taking place nearby. Our observations about the structure and physical condition of the building and any issues affecting it such as damp or subsidence will be highlighted in the report, as will the scope for renovation and improvement along with any factors that might limit this potential. Your report will be accompanied by sketched diagrams of the layout of the property, including the dimensions of all the main rooms, and we will aim to provide you with as candid a photographic résumé as we can. The average length of a report, excluding the photographs, is seven pages. All this will be sent to you within seven days of our visit.

To start the process, please send an _CLOAKING advising us of what property you would like us to view for you and if possible providing us with a link to its advert on the web. We will then check whether the same property is listed with other agencies, firstly because some agencies are easier to deal with than others, and secondly because it would not be unheard of to find the same property listed with a different agent at a lower price! If we are able to help we will contact you within 48 hours inviting you to make arrangements for us to make the viewing on your behalf through a specific agency on a specific date. We are happy to go unaccompanied to a property if that is okay with the agents and if they can guarantee full access. If we are to be accompanied by an agent then you should advise them to allow time for a thorough inspection and you should be aware that they might charge you a viewing fee (although these days many of the agents no longer do).
